BACKGROUND INFORMATION
On February 12, 2026, the Governing Board approved a Master Agreement for architectural and Approval of DCA Proposal P26.010 for Pool Demolition Design Services, Half Moon Bay High School (Measure K) engineering services with Derivi Castellanos Architects (DCA), subsequently executed on February 23, 2026, with a total not-to-exceed amount of $8,728,211. Under that agreement, individual project proposals are presented to the Board for approval as each scope of work is defined for the Measure K Priority Projects at Half Moon Bay High School.
The District’s planned aquatics improvements require the removal of the existing pool and its supporting structures before a new competition pool and teaching pool can be constructed. This demolition work must be designed and documented before it can be bid and built. Proposal P26.010 provides those design services.
REPORT/PROPOSAL
Proposal P26.010 covers architectural and engineering design services for the demolition of the existing pool and associated facilities at Half Moon Bay High School. The limits of demolition include the existing pool, bleachers, and cabanas, together with Building S-5 (pool pump house and heater/equipment storage), Building S-6 (swim team equipment storage), and Building S-7 (athletic equipment storage), as identified in the proposal’s Exhibit A.
DCA’s scope includes review of District-provided as-built information, site review and field measurement, preparation of construction documents (reference site plan and site demolition plan), response to questions during the bid phase, construction administration, and project closeout. Because the work is limited to demolition, the project will not be submitted to the Division of the State Architect (DSA). The proposed schedule spans approximately 40 weeks from pre-design through closeout, which includes an assumed 12-week construction period to be verified by the district.
FISCAL ANALYSIS
The architect’s fee is $41,141, calculated at 7.5% of an assumed preliminary construction budget of $548,550. Consistent with the Master Agreement, the fee will be adjusted at the same percentage based on the final accepted Guaranteed Maximum Price for the project. Reimbursable expenses are not included in the fee and are billed separately at actual cost plus 5%; the district will budget $5,000 for reimbursables.
This proposal is funded entirely by Measure K and falls within the $8,728,211 not-to-exceed amount established under the DCA Master Agreement. There is no impact to the General Fund.
RECOMMENDATION
It is recommended that the Governing Board approve Derivi Castellanos Architects’ Proposal P26.010 for architectural and engineering design services for demolition of the existing pool and associated facilities at Half Moon Bay High School, in the amount of $41,141, plus a reimbursable expense budget of $5,000, funded by Measure K.

Cabrillo Unified School District (CUSD) Trustee Meetings ~ 2nd Thursday @ 6:30pm
The Cabrillo Unified School District School Governing Board is comprised of five school board members who are elected by the local community. The role of the school board is to provide leadership and oversight of the district. The Board ensures that the district is responsive to the values, beliefs, and priorities of the community.
The term of office for school board members elected in regular elections is four years, beginning on the second Friday in December after their election. The board meets at least once a month at the District Office, 498 Kelly Avenue, Half Moon Bay. Meetings are open to the public and are usually held on Thursday nights at 6:30 pm. A portion of the board meeting consists of a “closed” session for the purpose of discussing confidential matters, such as personnel or student issues.
