  • Half Moon Bay is a rare Coastal City (only 9) in which 100% of City’s jurisdiction is in the Coastal Zone.
  • How many cities in California actually build their RHNA numbers? “All 482 cities and counties in California are required to plan for their Regional Housing Needs Allocation (RHNA) numbers, which are assigned by the California Department of Housing and Community Development (HCD) every eight years. While all jurisdictions must plan for these numbers by updating their housing elements, the actual construction of these units is carried out by private developers, with local governments responsible for zoning and permitting.”

The Planning Commission consists of citizen volunteers appointed by the City Council to make decisions or advise the Council on land use and property development issues. The Commission assures that new development is consistent with our Zoning Ordinance, Subdivision Ordinance, long-range General Plan and Local Coastal Plan, State laws and other public policies that advance the interests of our community.
