The Dunes at Half Moon Bay website debuted Apr 2018 with plans for:
206-room luxury hotel with 15,000 s/f conference center/spa,
173-space RV park with clubhouse & general store.
The “Surf Beach/Dunes Beach” area (map) is 50 acres bisected by Young Ave, and bounded by HMB State Beach on the westand south, Hwy 1 on the east, and the partially developed Naples subdivision on the north. The “Planned Development” zoning requires adoption of a “specific plan” for the entire area, showing roads, structures, open space and subject to an EIR which must consider alternatives with least environmental impact. Maximum allowable development is 150 housing units, with 20 acres reserved for visitor serving, including horse facilities or other recreational purposes. HMB Planning Dept is involved in early review of preliminary application PDP-2016-084, with primary focus on the intensity of development and consistency with the City’s LCP.
